Long-term rental — your rights as a tenant

Long-term rental (arrendamiento, typically over 6-12 months) is governed by the Spanish tenancy law (LAU) and gives you as a tenant solid rights — including the possibility of staying for up to 5 years, even if the contract was originally shorter.

In selected popular towns (e.g. Benidorm and Torremolinos) you can also find classic short-term rental/holiday letting (turista, typically under 3 months). It is not covered by the tenancy law and is priced freely according to season.

What does it cost to rent in Spain?

Long-term rental per month: Apartment 500-1,200 EUR (Costa Blanca) to 800-2,500 EUR (Marbella)

Short-term rental per week (high season, in selected holiday towns): Apartment 700-2,000 EUR · villa with pool 1,500-8,000 EUR · luxury villa 5,000-30,000 EUR
