What does it cost to buy property in Spain?

Prices vary enormously depending on location. In Marbella and Puerto Banús, villas can cost from 500,000 EUR up to several million. In Torrevieja and Guardamar on the Costa Blanca, you can find apartments from 80,000-150,000 EUR. On top of the purchase price, budget around 10-13% extra for property transfer tax (ITP), notary fees and land registration.

Can foreigners freely buy property in Spain?

Yes. As an EU citizen, you have full rights to buy property in Spain on the same terms as Spanish nationals — and non-EU citizens can buy too, under broadly similar conditions. You'll just need an NIE number (Número de Identidad de Extranjero) — a Spanish tax ID number required for any property transaction. You can apply for it at a Spanish consulate in your home country or directly in Spain.

What's the difference between Costa del Sol and Costa Blanca?

The Costa del Sol is Andalusia's sun coast near Málaga — known for Marbella, golf and an international jet-set scene. Prices are generally higher here. The Costa Blanca is the Valencia region's white coast near Alicante, with more affordable prices and the largest Northern European expat community in Spain (especially around Torrevieja). The climate is slightly drier and warmer on the Costa Blanca.

Do I need a Spanish lawyer when buying property?

It's strongly recommended. An independent Spanish lawyer (abogado) who represents you — not the agent — is essential. The lawyer reviews the land registry, checks for loans and charges, negotiates the contract and makes sure everything is in order at completion. It typically costs 1-1.5% of the purchase price but can save you from serious problems.

Can I let my Spanish property out on Airbnb?

Yes, but you need a tourist licence from the relevant regional authority. On the Costa del Sol (Andalusia) you register with the Junta de Andalucía. On the Costa Blanca (Valencia region) with the Generalitat Valenciana. Requirements vary between municipalities. Illegal letting can result in heavy fines — up to 150,000 EUR in Andalusia.
