Short-term vs. long-term rental

Short-term rental (turista/vacacional) is rental under 3 months — typically a holiday stay. Not covered by the general tenancy law. Pricing is free and everything is agreed in the contract.

Long-term rental (arrendamiento) over 1 year is governed by the Ley de Arrendamientos Urbanos (LAU). As a tenant, you have the right to stay for up to 5 years even if the contract was shorter. Strong tenant protection.

Short-term rental per week (2024-25 high season): Budget apartment (Torrevieja/Fuengirola): 600-900 EUR · Mid-range apartment (Nerja/Altea): 800-1,500 EUR · Luxury villa with pool (Marbella/Jávea): 3,000-15,000+ EUR

Long-term rental per month: 2-bedroom apartment Costa Blanca: 600-900 EUR · 2-bedroom apartment Costa del Sol: 800-1,400 EUR · Villa with pool, either coast: 1,500-5,000+ EUR
